Your mortgage is doing one job. It should be doing two.
Most Canadians spend 25 years paying off the house, then start saving for retirement with whatever runway is left. I help homeowners do both at the same time, on the same payment, by turning the two biggest leaks in a household budget, income tax and mortgage interest, into years bought back.
Two leaks you pay every month, and one bill that comes due at 65.
Not all debt is created equal. A mortgage that only sits there collecting interest for 25 years is the most expensive kind there is, and most of us were never shown the difference.
Income tax
Once a BC household earns into six figures, roughly 40 cents of every extra dollar goes to tax. Business owners and landlords deduct their borrowing costs. Homeowners are the only borrowers in the country who pay full freight on theirs.
Mortgage interest
In Metro Vancouver a first mortgage of $600,000 to $800,000 is normal now. At around 4.5% over 25 years that is roughly $396,000 to $528,000 of interest, none of it deductible, on top of paying the house back. The bank is fine with this arrangement.
The retirement gap nobody prices
Pay off the house first, invest later, worked when people bought at 25 and were done by 50. Buy in your mid thirties, reset the amortization every move, and your investing years start about when your knees give out. That is how good earners end up still working in their seventies. It is not a plan.
Four strategies. Same payment. Two jobs.
Each one is legal, CRA recognized and used quietly by people with good accountants. What is rare is one broker who structures all four to work together, then sits down with you every year to keep them working.
Offset Mortgage
Your paycheque cancels mortgage interest the day it lands. Same house, same income, a very different payoff date.
See the numbers →Rental Cash Damming
Rent from a suite or a stand alone rental pays down your home mortgage, while the rental's costs run through a line that is tax deductible.
See the numbers →Smith Manoeuvre
The principal you already pay is reborrowed and invested, so mortgage interest converts into deductible investment debt while a portfolio grows beside it.
See the numbers →Strategic Reverse Mortgage
In retirement, draw planned, tax free home equity instead of selling investments low or pushing your RRIF into a higher bracket.

Somewhere around year ten I stopped chasing the lowest rate.
I have been brokering mortgages in BC for 22 years, since October 2004, close to a thousand families in. About a decade ago I started asking a different question: what is your mortgage actually doing for you? Rate is a starting point. It is not a plan.
Everything I build for clients rests on four strategies that make your same payment do two jobs at once, with your accountant and advisor in the loop rather than in the dark. I am licensed with Vine Group Mortgage Brokerage and work with clients across Canada by video call.

"Will this leave us cash strapped?"
No. Your payment stays the same. The offset keeps every dollar available in your chequing account, and the other strategies reroute money that is already moving through your accounts. If a plan asks you to find money you do not have, it is the wrong plan.
"Isn't borrowing to invest risky?"
It carries market risk, and that deserves respect. That is why it is gradual, sized to your income, run on a lender product built for it, and coordinated with your advisor and accountant. We start with the simple version and you control the pace.
"My bank never mentioned any of this."
Banks sell their own products, and the usual recommendation is a fresh 30 year amortization. One couple got exactly that advice. On their real numbers the offset projected 8 years 11 months instead of 28 years 7 months. An independent broker with 50+ lenders picks the product built for this, then minds it every year.
"Is this only for high earners?"
It helps most when you pay enough tax that a deduction matters, but the offset works on an ordinary household budget, and a $370,000 duplex with $800 a month of rent is projected to wipe out 72 payments on a $143,000 mortgage. The math scales down.
From first call to a paid-off home.
Twenty minutes
We map your mortgage, cash flow, properties and goals. I tell you straight whether eleven years, or fourteen, is realistic for you and which strategy goes first. No pitch.
The plan and the mortgage
A written plan with your numbers, the lender whose product actually supports it, and a mortgage structured for offset, readvance or cash damming. I broker it end to end and brief your accountant.
The annual review
Every year we re-run the numbers, adjust the strategy and watch your renewal and rates for you. The plan compounds because someone is minding it.
Names changed. Numbers real.
Three BC households, three strategies, projections run on their actual mortgages and incomes. Not promises.
John and Wendy, Coquitlam
$750,000 mortgage after upsizing. Their bank recommended a fresh 30 year reset. With paycheques landing in an offset account: 8 years 11 months projected instead of 28 years 7 months, about $258,000 less interest.
Offset Mortgage →Tony and Erica, Langley
$771,000 mortgage, legal suite renting for $2,000. Damming the rent against the home mortgage: 19.3 years projected instead of 30, 129 payments gone, about $48,000 in refunds along the way.
Rental Cash Damming →Radu and Elena, Burnaby
$572,000 mortgage, same payment plus $500 a month. Reborrowing principal to invest: mortgage converted in 20.5 years instead of 30, about $136,000 in projected tax savings and $618,000 net worth improvement.
Smith Manoeuvre →5.0 stars from 200+ clients.
In their words, unedited apart from trimming for length.
“He ran the numbers and told me that it would take seven years to pay off my mortgage with my current provider and three years with the Manulife “off-set mortgage” product. In actuality, once I started with Manulife, I was able to clear my car loan and my mortgage in just over THREE MONTHS.”
“Chris was honest with me and suggested that I call him at my renewal time because my situation wasn't quite a fit at the time… Chris set up an amazing plan for my wife and I based specifically on our exact needs and to pay down our mortgage in a timeline that suits us without changing our lifestyle.”
“Provided various options to help me become debt free quicker than the big banks were… along with better rates! Chris completely tailored my mortgage solutions that were in line to my situation and needs.”
“When we renewed our mortgage in 2025, Chris was super helpful in guiding us. He is knowledgeable and was instrumental in helping us pay off our mortgage quicker. Highly recommended.”
“Chris was able to negotiate extra prepayment privileges with our lender, which will help us pay off our mortgage more quickly… Chris outlined our options in detail and listened when we explained what our priorities were.”
“Even on a short timeframe, Chris was able to instill confidence, get us a better rate, and provide us peace of mind. He took the time to explain all of our options in detail.”
Plain language on rates, tax and your mortgage.
The Eleven-Year Playbook
The four strategies with real BC numbers, names changed, the lenders whose products actually support them, and the questions to ask before your renewal. Plus one email a week on rates, the Bank of Canada and what actually matters for your mortgage.
Questions people ask on the first call.
Is eleven years realistic for a normal household?
For a household with steady income, something left over most months and a mortgage under about four times income, often yes, with the strategies working together. For others it may be fourteen or sixteen years, which is still a decade ahead of the bank's schedule. I will tell you which on the first call, and the calculator shows the offset piece on its own.
I am renewing soon. Does that matter?
It is the moment. A renewal is the one window where restructuring costs nothing in penalties, and it is usually treated as paperwork. Book before the bank's offer lands so the plan and the lender are ready.
Do I need to switch lenders?
Usually at renewal, and only if your current lender does not offer a true offset or readvanceable product. Breaking a mortgage early only makes sense when the penalty math works, and I will show you that math first.
Do you work with my accountant and advisor?
Yes, and I insist on it. Nothing here replaces them. I coordinate with them so the accounts, the interest tracking and the tax filing are set up correctly from day one, and they get a clean paper trail.
What does this cost?
Brokering is paid by the lender on residential mortgages. The strategy planning and the annual review are part of being my client. There is no separate fee for the call or the plan.
